Results of the 2003 TrailMark HOA Common Area Improvement Survey (319 surveys were turned in)
Priority Score Agreement Score Question Strongly Agree Somewhat Agree Neutral Somewhat Disagree Strongly Disagree
1375 404 1. Request from the City of Littleton a commitment to build a fire station on the proposed site at the entrance to TrailMark (the proposed site is on the SE corner of the development, or, on your right as you wait at the stoplight to leave TrailMark). “I/we believe that it is very important for the safety of the homeowners and the security of the homes in the area that a fire station be built on the proposed site.” 155 61 47 20 34
1834 814 2. Make a strong request to Jefferson County Open Space that “Alternative B” is preferred over “Alternative A” with respect to the parking lot for Hildebrand Ranch Park. Hildebrand Ranch Park will be the JeffCo open space to the west of TrailMark with hiking and equestrian trails. Alternative B has the parking lot off of Deer Creek Canyon Road, by the Chatfield Nature Preserve. Alternative A has an additional parking lot for the park in our development, either at or in the vicinity of the site for the proposed fire station. See Note 2 for further information. 273 18 16 5 6
1042 449 3. Plantings. Most or all plantings would be done by volunteers, and plants and materials would be purchased using funds already allocated for Common Area improvements.
a. Plant wildflowers along paths, sidewalks, and massed in areas on drive in/out of TrailMark
129 107 58 6 13
698 519 3b. Plant shrubs and trees selected to provide wildlife habitat. (Note 3) 151 99 46 3 10

commercial use) to avoid having a “strip mall” be built there by a developer.
186 50 31 18 27
929 214 6. Investigate the possibility of building 2 tennis courts and 1 basketball court in the development. The courts could be located at the “Proposed Future Park” site, or SE of TrailMark Lake, or some other agreed-to site. 114 65 56 25 56
683 112 7. Investigate the possibility of building a chemical toilet rest room at the playground 59 57 62 34 104
674 128 8. Install a picnic table and park benches in “Tract H Open Space” on the “Chatfield Green Composite Lotting Plan” (this was provided in the notebook when you purchased your home). This is the 37 acre open space area in the NE corner of TrailMark. 55 83 121 27 31
685 77 9. Install another playground similar to the existing one, in “Tract H Open Space”, if the funding is available from our current budget. 64 75 93 31 53

1145 626 11. Stock all ponds with Fat Head Minnows to reduce the mosquito problem (Colorado Division of Wildlife recommends the use of either Fat Head Minnows or fingerling trout, both of which devour mosquito larva). Minnows would be suited for the smaller, shallower ponds. Note 5. 187 87 33 4 6
1043 526 12. Stock the large pond at the entrance along TrailMark Parkway (“TrailMark Lake”, a k a “Fairview Reservoir #1”) with fingerling Rainbow Trout to reduce the mosquito population, and to see if a stable aquatic ecosystem can be established that will allow depletion by fishing for the larger rainbows in the future. Note 5. 161 92 41 10 13
829 284 13. Investigate the possibility of having the Colorado Division of Wildlife stock TrailMark Lake with Rainbow Trout and/or warm water species (e.g., Smallmouth Bass, Bluegill), with the specific intent to provide fishing opportunities. Note 5. 117 75 59 25 39

Comments received on the HOA Surveys:

Survey Statement #1 (Fire station at entrance)
As long as we don't have to pay for it.
We get great response time as it is now.
We would rather have 12-hour manned EMT building instead of fire station.
Alternate location? Aesthetics?
Why do we need one when closest is 5 miles away? How often have they been called out to TrailMark to justify a new station?
I don't know what this means for us? More tax?
Don't like the idea of it being an eye-sore in gorgeous landscape.
Need more info.
No new taxes.
Why not have fire station at corner of Deer Cr. Canyon Rd. and Wadsworth? -less noise, more peace & quiet in our neighborhood.
Can the fire station be relocated to commercial property?

Survey Statement #2 (Prefer Alternative "B" over "A" - parking lot for Hildebrand Ranch Open Space Park at entrance to TrailMark)
Our development will have parking issues even if Alternative A is selected. Consider Balloon Fest @ Chatfield Res. and other event parking issues.
Wants trails; afraid JeffCo Open Space will not build trails in Hildebrand Ranch Park due to our displeasure with having a parking lot at our entrance, and therefore they might sell land to a developer. Feels that additional traffic generated by parking lot would be negligible.
Alt A would create too much traffic!
We pay some of highest taxes; local governments must respect our privacy as they develop access to surrounding open space.

Survey Statement #3 (Plant trees, shrubs, flowers)
No annuals.
or at least more decoration at entrance for holidays - our entrance is kind of boring.
Don't our dues pay for this? Why do we need volunteers?
Will volunteer to help plant.
Need more info.

Survey Statement #4 (swimming pool/rec center)
Put center in 8 acre site.
Cost of pool, maintenance, and liability insurance will be excessive.
Use beach.

Survey Statement #5 (procure 8 acre commercial site)
Maybe build pool, tennis courts, etc. [on the commercial site]
Can SSPRD purchase this to provide our neighborhood with some facilities? (e.g., pool or rec center)
Has anyone looked into a public pool/rec center in the commercial site? It'd be a great addition.
If we control types of businesses that are allowed. No chains; small mom & pop stores would be great (bakery, small grocery, wine - no hard liquor…)
Can we procure this for the pool?
Land will be very expensive; prefer a strip mall.
Starbucks only.

Survey Statement #6 (tennis courts and basketball court)
Not if we have to pay for upkeep!
Maybe SSPRD could build these on commercial site.
No - would initiate extra traffic by non-residents.
Expensive to build and maintain; dues will increase.

Survey Statement #7 (chemical toilet at playground)
Only if a permanent structure that was well-maintained (to keep odors down). Just a "port-a-pot" would not be aesthetically pleasing.
People can go home if toilet facilities are needed. The building would have to be maintained and would be a source for vandalism; homeowners dues would increase.
Would consider regular restroom, not chemical.

Survey Statement #8 (install picnic table and park benches)
No comments received.

Survey Statement #9 (install another playground)
wooden city type - not plastic.
What about ground?

Survey Statement #10 (permanent sign at the entrance)
Not wood.
No-HOA has excellent communication as it is now. Would clutter the landscape.
Another sign would invite vandalism; letting outsiders know of meetings might invite burglaries; adults should be able to remember to put dates on their calendar.
Would e-mail distribution be an alternative to the sign? I could help with the website design and content management.
The bulletin board at the park is good enough.

Survey Statements #11, 12, and 13 (stocking ponds with minnows and fish)
Not if we have to pay for them, and if fishing was for residents only.
Any game fish would attract fishermen. Hooks and lines would be left and harm birds.
Agree with minnows to reduce mosquitoes, but not in favor of fishing. Currently, lake is posted as "wildlife area", with no dogs, so why allow fishermen. Would be in favor if fishing was only permitted from the 2 decks.
No public fishing.
Why are people fishing for "paid" fish?
Would this become a public fishing lake or available only to TrailMark? Prefer not to have outsiders

Survey Statement #14 (additional playing fields for organized sports)
No-would be used by those outside of TrailMark, adding traffic.
not if it takes space of a playground or tennis courts.

Survey Statement #15 (community compost pile)
Compost would attract rats, mice..will attract coyotes..fox..

Survey Statement #16 (dog clean-up bag dispensers)
Make dog owners pay more in dues for this.
Add more trash cans.
More trash cans to dispose of clean-up bags.
with small sign reading: "Please follow leash laws".
Nice to have more trash cans along the trails.
More trash cans along trails.
Provide used plastic grocery bags; why pay for nice bags?
Need more trash cans.
Consider additional trash cans at trail entrances.
Plus trash cans to place dispensers in while on trails!

General comments
Stop finding ways to raise our dues. We don't need a pool or other equipment/facilities.
Cecede [sic] from City of Littleton who shouldn't be here anyway - too far away - we are not in the City of Littleton.
I am the Assistant Scoutmaster for Troop 686. I could have scouts available for service projects.
Concern with weeds along access road to the lift station next to Carr Way. Willing (with neighbors) to help with planting flowers/shrubs. There is already a sprinkler system in place.
Great idea on the survey - thank you!
Can help with planting, and can help with petitions.
Can more trash cans be installed along the trails? -or will this upkeep be too costly?
Respondents provided one page letter protesting the Design Review Committee still being made up of Shea employees, and enumerating instances where the DRC did not follow the Covenants when they approved (or have made no action to stop) sheds, swamp coolers, and trailers on property.
Strongly oppose swimming pools, extra playgrounds, chemical toilets, etc. Leave it natural.
I would like to help plant.
We own "Mile High Concrete", and would be happy to provide concrete at a reduced rate. 720-922-xxxx.
We would be willing to plant flowers/trees/shrubs, etc.
Would like HOA to check into getting resident fee status for Foothills Park & Rec district.
Wants to be in Foothills Rec District, not SSPRD.
Dog leash law is not being enforced - this is a serious safety issue!!!
Neighborhood Xmas tree dropoff? (wants one closer than the one at Kipling and C-470) What would be cost for a Ranger to patrol our neighborhood?
Would volunteer to work on items #4,5,& 6. 303-346-xxxx
Look into being part of Foothills Rec District.
Would be willing to help plant. Also, Social Committee can help with the plantings.
Wants newsletters to come out well in advance of meetings.
Willing to volunteer. Call me at work 303-236-xxxx x-2xx
Can HOA remind dog owners to control pet's barking?
Am Master Electrician/electrical contractor.
Did not receive the newsletter.
Will help with planting trees and shrubs, and with a community clean-up.
Would help with stocking, planting, or preparation.
The goal should be to keep TrailMark as natural and undeveloped as possible. The openness and lack of clutter is a big part of what makes this development unique and highly desirable. Delighted to participate in survey.
